New City Salalah Waterfront Development Unveiled: Transforming Oman’s Coastal Gem

Salalah, Oman – The Oman Ministry of Housing and Urban Planning has revealed an ambitious masterplan to transform the waterfront of Salalah, the country’s second-largest city. This landmark project, part of the Oman Vision 2040, is set to commence later this year, contributing to the Sultanate’s OMR 33 billion national development strategy.

A Visionary Coastal Transformation

The New City Salalah waterfront development spans 7.3 square kilometers, offering over 12,000 residential units designed to accommodate 60,000 residents. Developed in collaboration with renowned international design studio Sasaki, the masterplan integrates four vibrant, walkable neighborhoods, prioritizing sustainability and modern urban living.

Key highlights of the project include:

  • 3.5 million sqm of open spaces and parks
  • 200,000 sqm of retail and hospitality venues
  • 100,000 sqm of cultural amenities
  • Two state-of-the-art hospitals
  • Integrated multi-modal transport links for seamless connectivity
  • A new 6km-long public beach
  • A pedestrianized marina hosting retail, tourism, and leisure attractions

A Premier Destination for Tourism & Investment

Strategically positioned just a two-hour flight from Dubai and a 1.5-hour drive from Muscat, Salalah is already a thriving tourist hotspot, welcoming over one million visitors in 2024. With its unique blend of pristine beaches, lush wadis, and temperate climate, the city is poised to become a leading year-round coastal retreat.

Sustainability & Climate Resilience

A key focus of the New City Salalah project is climate change adaptation. Designed to withstand rising sea levels and seasonal monsoon challenges, the development incorporates:

  • Wetland parks to manage stormwater and enhance biodiversity
  • Natural revetments and green infrastructure for flood mitigation
  • Sustainable urban planning that integrates with Salalah’s unique natural landscapes

Driving Economic Growth & Real Estate Investment

The phased development kicks off in 2025, with Phase 1 set to deliver 5,827 residential units. Investors can anticipate a 10.2% return on development, reinforcing the project’s economic viability. As part of Oman’s long-term tourism and economic diversification strategy, the country aims to attract OMR 51 billion in tourism investment by 2040, building upon the OMR 7.8 billion already secured between 2021-2023.

Dr. Khalfan Al Shueili, Minister of Housing and Urban Planning, emphasized the project’s significance:

Romil Sheth, Principal Designer at Sasaki Associates, added:
